Cook: 34-acre tract in Port Allen sells for $2.38M

Westport Investments LLC has sold a portion of its holdings in the Westport subdivision of Port Allen to West Side of the River Holdings LLC. The 34-acre tract adjoins the Community Coffee property on Commercial Drive, west of Allendale Road, and it sold on Feb. 13 for $2.38 million, or about $1.70 per square foot.

The purchaser was represented by Hank Saurage of Saurage Rotenberg Commercial Real Estate, who says his client has connections to Community Coffee.

“The purchaser, who acts as one of the holding companies for real estate owned by Community Coffee, recognized this as a good investment, so it made sense to purchase the property and keep the adjoining distribution center from being landlocked,” Saurage says. “But there are no immediate plans for the property.”

The property is zoned I-2 and can be developed with a fairly heavy industrial use without having to be rezoned. The seller was represented by Drew Pearson with Waters & Pettit Commercial Real Estate.
